Eco-homes on course for Waltham

Brooks were invited to provide cost analysis with the architects at the planning stage and subsequently received the contract to construct the much anticipated extension to provide a balcony area for members to enjoy after golf games and to provide the many functions including weddings, christenings etc... with an area that makes full use of the breathtaking views of the golf course.

The construction is mainly steel with hardwood timber decking to all floors and stairs. Handrails are formed using brushed stainless steel posts that hold the clear toughened glass units to give unobstructed views of the course. The hardwood handrail finishes off the section. Projects of this type throw up a number of challenges, for instance, to minimise impact on the enjoyment of members golfing and social activities and involved working closely with staff and social members to achieve this aim. Uplighting and mood lighting add ambiance well in to the late hours of the summer nights. A lift was also installed within the building to provide access to the 1st floor along with a revised strategy for emergency lighting and fire alarms.

New Offices and Car Park - Louth

Processed Vegetable Growers Associations new office & car park on the Fairfield ind est, Louth, Linc's. (PVGA) awarded the contract to start 25th April 2011 and the project was completed ready for handover 7th October 2011 on time & Budget. Project included large communal office & meeting room both with vaulted ceilings to create a large open space. There are several private offices, toilet area and Kitchen.

Brooks Builders applied for services to include a large 3 phase electricity supply for future expansion. Contract included air conditioning / heating to all offices and heat to communial areas provided by Air source heat pump to radiators. The client was very keen to be as energy efficient as possible and are currently considering future technologies for further improvements. Completion included floor coverings landscaping, fencing & car parks. We also installed an oil seperator to the car park area with alarm wired to the building. Electrical installation included data cabling and server room requirements for their network.

In addition to the groundworks, we already carry out Brooks have now joined the list of approved drainage contractors for Anglian Water and are now licensed to work on the drainage network and able to connect new developments or dwellings and carry out the works in house without bringing outside contractors in.

Brooks are currently building several self-build private houses for individual clients. Through architects or direct to the client. We can deliver a complete service from planning and cost analysis prior to land purchase through to handover all to the client’s budgets & requirements. Recently completed a large 5-bedroom contemporary dwelling in Ashby Cum Fenby for a repeat client to their exacting standards. A bespoke new build property in Irby for a repeat client & 2 workers Cottages in Ludborough for a Local Farmer. Over the last 5 Years we have built 55 new build affordable 2- & 3-bedroom properties for 3 housing developers to deliver to Lincolnshire Housing Partnership. This and all projects’ Brooks provide a full turnkey service from plot clearance and setting out through to handover.

Bradley Manor Farm

Brooks are currently renovating 4 barns to dwellings using traditional lime mortar, reclaimed bricks & clay hand made roof tiles to conservation standards with a further 8 new build dwellings mixing traditional barn style with a contemporary twist for M F Strawson Ltd. Canters estate agents are agents for the site with around half sold s.t.c. The site required demolition to make way for the new dwellings and the renovation of the existing barns stood derelict for 26 years to new dwellings nearing completion. Brooks have also carried out the main civil work including the connection & installation of the main surface water & foul drainage and are approved by Anglian Water to carry out drainage connections & works as from June 2015.

This site is nearing Completion for a long-standing client and works are under way on the fourth scheme witch we have been involved in consisting off over 100 dwellings in this popular Village and hope to start on site late in 2025 for a client we have built over 100 new dwellings over 18 years.

We were approached by the Architect David Ettridge to Tender late in 2023, The Project is now in its closing stages with completion expected in late spring 2025. Commercial Projects

Brooks are starting a 30,000 square foot mezzanine to two existing warehouses in January 2025. These works will be in existing warehouses maintaining the day-to-day operations of the business allowing them to continue trading. The works will comprise of the steel mezzanine floors with Timber decking. 1 hour fire protection to the underside. Staircases, 2 x parcel conveyors & 2 x parcel shoots. This will double their storage capacity allowing the business to keep expanding on their existing site.
